The downtown area of Pensacola consists of several distinct areas, each featuring its own unique style. There is the Bay front with Homes that line the narrow streets of the oldest section of Downtown. You will find beautifully restored Creole cottages that can date back over 200 years. These are some of the oldest homes in all of Pensacola. In addition to historic homes you will also find new construction of all types, from historic replicas to the latest in modern architecture. Truly, the Bay front has it all.

To the north of Downtown Pensacola you will find the North Hill area of town. Here graceful Victorian homes sit high on a hill. This area was once home to sea captains who used the high location to build homes that would afford them a view of Pensacola bay. Today many of these wonderful homes have been restored and have had the latest in modern amenities added. This area is convenient to all that Downtown has to offer from shopping to fine dining and museums.

Many Pensacola residents have seen on their deeds or closing documents New City tract or Old City tract. These names refer to the divisions in the downtown real estate plat maps. The bay front comprises most of the Old City tract while North Hill an East Hill comprises the majority of the New City tract. But there is another section that is only recently receiving its share of the revitalization New City and Old City have seen. That area is called the Maxent tract.

 Maxent tract is that are to the west of E street that extends south to the Pensacola Bay and north to La Rua. This area also includes the Sanders Beach neighborhood
Most of the homes in the Maxent tract neighborhood were built in the 1920’s through the late 1940’s. Today these classic cottages are reasonably priced and many have been renovated to meet today’s lifestyle.  The lower price point of this area has made it very attractive for many first time buyers who wish to have all the benefits available from living in the downtown area.
